Common Questions
What is the process for buying a home in Calgary?
Get pre approved, choose your communities, tour homes, make an offer, clear conditions like financing and inspection, then close with your lawyer on possession day. Most purchases take 30 to 60 days from accepted offer to possession.
How much do I need for a down payment in Calgary?
At least 5% of the first $500,000 and 10% of the portion above that, up to $1.5 million. Homes over $1.5 million need 20% down. You'll also need about 1.5% of the price for closing costs.
Does it cost anything to use a REALTOR® to buy?
In most Calgary purchases the seller pays the commission for both sides. Your buyer agreement spells out exactly how your REALTOR® is paid, and we'll go through it together before you sign.
Should I get pre approved before I start looking?
Yes. A pre approval tells you your budget, holds a rate for up to 120 days with many lenders, and makes your offer stronger.
