  • Know the total cost. Beyond the price, budget for closing costs, property taxes, insurance, condo fees and upkeep.
  • Research the community. School designations, commute, future development and amenities all affect how happy you'll be, and resale later.
  • Don't skip the inspection. It can reveal issues that change your decision or your price.
  • Read the condo documents. For condos and townhomes, the reserve fund and bylaws matter as much as the unit.

What costs should I budget for besides the price?

Plan for about 1.5% of the price for closing costs (legal fees, title insurance, adjustments), plus the home inspection, moving, and mortgage default insurance if you put less than 20% down. Alberta has no land transfer tax, only modest Land Titles fees.

When is the best time to sell in Calgary?
